How do I apply for an apartment?
You can apply straight on our website at Apply To Live At Canyon Springs or you can call in and we can send you the link through your email.
Is there an application fee or an administrative fee?
There is a $55 application fee for anyone 18 yrs old or older.
How long does the approval process typically take?
To get you a decision on your application we like to have one within 24 hrs, depending how fast the screening results and or verifications come back it can take up to around 72 hrs.
Do you offer short-term leases?
For first time renters with our property we will start you off on a 12 months lease, and after the completion of the 12 months if you’re in good standing with us we can negotiate shorter lease terms at that time.
Can I schedule a tour, and do you offer virtual or self-guided options?
Yes, you can definitely schedule a tour with us. We may not have something available in your desired
floorplan and if that’s the case I can show you photos of our units or you can look on our website at our photos. As of right now there's no other options for virtual tours or any self guided tours.
What is the security deposit amount, and is it refundable?
Depending on your desired floor plan our deposits range from $1,100-$2,100. Once this is paid and you’re a current resident when you choose to move out you will refer back to your signed lease agreement where the “move-out charges addendum” is to show you what charges may come out of the deposit if any. Once a refund is determined it will be sent to your forwarding address within 21 business days.
What are the application requirements?
(Credit score, income-to-rent ratio, background check). There's not a particular score we go based off of; everything does play a factor; evictions, repo’s, PG&E collections, previous rental collections are either automatically denied or taken as a red flag on your profile. You will also need to make 2.5x the amount of rent and have 2 yrs of employment and 2 yrs of rental history, both current with good standing.
When is rent due, and what are the payment methods?
Rent is due every 1st of the month, you are considered delinquent after the1st and will receive a late fee every 4th of the month. You can pay your rent either utilizing our resident portal or once you’re late it will have to be certified funds only so money order or cashiers check.
What utilities are included in the rent?
There are no utilities included in the rental amount. Water, sewage, and trash is based on meter charges and will get divided up between the whole community.
How do I set up my electricity/water/gas?
To set up electricity/gas in the unit you will contact PG&E.
Is renter’s insurance required?
Renters insurance is required if you do not have renters insurance and provide proof then you will
be enrolled into homebody and a $14 fee will be added each month.
Is the community pet-friendly?
Canyon Springs Apartments is currently not pet-friendly unless proper documentation is provided by a healthcare provider.
What is the smoking policy for the building and common areas?
Canyon Springs apartments is a non-smoking community. That means no smoking on our property, in
the units or within 15 feet of our community.
What is the guest policy for overnight stays or using amenities?
You are allowed up to two guests on the property or in the unit. They cannot stay for more than 6
consecutive days at a time, and you must accompany them at all times around the property, and using our amenities
How do I submit a maintenance request?
If work is needed in the unit, you will put in a work order through the resident portal services or contact the leasing office.
What qualifies as a maintenance emergency, and who do I call after hours?
A maintenance emergency is a flood, appliances stop working, A/C is out and it’s 95
degrees and above, etc. Things like a light bulb out, caulking, a/c filter etc can wait until the next business day. To reach our after hrs you would call (800)627-9148 you would leave a voicemail and someone will call you back.
How are packages handled?
Residents are responsible for their packages; the front office will not take any resident packages. They will be left at your door.
Is there extra storage available on-site?
Here at Canyon Springs we have storage closets and garages for an extra fee per month.
When is "quiet time" for the community?
Our quiet time is between 10pm-8am
What are the hours for the pool/gym/clubhouse?
On our property we have a pool, gym, and playground; they are open from 8am-10pm everyday.
Is there assigned parking, and is there a fee for extra vehicles?
Every unit gets one assigned parking spot, you can purchase a garage for an additional fee of $75 per month, and all spaces not covered by the carport are first-come, first-served.
Is there guest parking available?
All parking spaces not covered by the carport are first come first serve, we don’t have a designated guest parking area.
Do you have EV charging stations on-site?
At Canyon Springs we love how some residents have Electric Vehicles, but at this time we do not have EV charging stations. If you’re wanting to charge your vehicle there is an EV charging station 0.6 miles away.
How do I reserve the clubhouse or community room for an event?
To reserve the clubhouse for an event such as a birthday party, dinner party, etc. you will contact the
manager Violet to request a specific day and time and pay the $100 reserve fee. This is for any damages that may occur, if there's not any it will be refunded.
